In the heart of Warsaw’s Wola district, on the site of the former Dom Słowa Polskiego Printing House, a completely new urban quality is emerging – Towarowa22. This is not just a development of impressive scale, but Poland’s first super-block – a visionary concept by AFI and Echo Investment, designed by the renowned studio JEMS Architekci. The project is based on an idea of creating an open, green urban space that combines office, retail, cultural, and social functions.

Office House – a workplace where you feel at home

The first completed stage of Towarowa22 is Office House, an office building inaugurated in May 2025. Spanning nearly 32,000 m², it offers not only Class A office spaces but also numerous communal areas that encourage interaction and collaboration – among employees and with the surrounding city.

The name Office House is no coincidence. It is an office designed with people in mind – as functional as a workplace, yet as comfortable as a home. The architecture stands out with its refined, elegant form, natural materials such as concrete, glass, and wood, as well as expansive glazing and wide, green loggias on every floor. Greenery is not just an addition here – it is one of the building’s key architectural elements. Roof terraces, gardens, courtyards, and pedestrian paths form a layered landscape that surrounds the users and shapes the atmosphere of the place. From here, it will be easy to access the future heart of the complex – a city park with the revitalized Dom Słowa Polskiego pavilion.

A space for encounters and first impressions

The representative lobby of Office House, spanning over 700 m², was designed for daily comfort – both for tenants and their guests. It is where well-thought-out architecture meets the rhythm of the working day, where aesthetics go hand in hand with functionality.

High ceilings, generous glazing, and natural materials such as wood and concrete give the interior a sense of lightness and harmony. Subtly separated zones create space for conversations, meetings, or moments of rest. Thanks to the mezzanine and diverse functional layout, the scale of the lobby remains inviting despite its size.

It is here, in the very heart of the building, that Bakata Design provided furniture carefully selected to complement – not overshadow – the architecture. The reception features Fly 710 armchairs by LD Seating, offering both comfort and dynamic ergonomics with a swivel base, tilting mechanism, and upholstered finish with stitching. Opposite the reception, two Five to Nine daybeds by Tacchini invite short moments of relaxation with their natural veneer finish and memory foam mattresses.

The lounge area combines iconic Pollock Chairs by Knoll, known for their timeless elegance, with minimalist Outline sofas and armchairs by Muuto, recognized for balanced proportions and outstanding comfort. Light Plateau tables by Bolia and solid oak coffee tables by Trebord bring an informal yet refined character.

The atmosphere is enriched by Zyl poufs, soft Epoca Moss and Silky Sand carpets by Ege, and carefully selected Reflection lamps, dispersing light throughout the common zones. On the mezzanine, lightweight, swivel Fiber Armchairs by Muuto and Bolia Reflection lamps create a quiet, intimate setting.

Just the beginning

Office House is only the first stage of this ambitious, multi-layered investment. Towarowa22 will continue to grow as a coherent concept of a city within the city – open, sustainable, and full of life.
